The property

The Allandale Property at Veterans Memorial Parkway and Allandale Road is significant for Colwood as an "intended growth area". Bordered by major roadways including Sooke Road and Veterans Memorial Parkway, the property has outstanding potential to attract new business, jobs, services and amenities to the community. 

The development firm

Omicron is the development firm that intends to bring forward a 20-acre mixed-use development on the first four parcels of the Allandale property over the coming months. They have named the project, Allandale District.

They are commencing a public engagement process on two parcels of land. This initial Open House is intended to explore options with the community for land use amenities beyond the existing M2 Zoning. 

Omicron anticipates they will submit a rezoning application for each of these parcels in the coming months. Integral to the rezoning process that will follow the application is a process of community engagement hosted by Omicron. 

What is permitted under the current zoning?

Currently Allandale District falls under the M2 General Industrial Zone that permits uses:

  1. Industrial uses, excluding: a) any use considered offensive under the Health Act; b) refuse and garbage dumps; and c) the burning of motor vehicles and other things for salvage purposes;
  2. Gasoline service stations;
  3. Coffee shops;
  4. Gravel processing;
  5. Retail sale, rental of automobiles, trucks, boats, trailers, mobile homes, fuel, things at auction, lumber and building supplies;
  6. One dwelling unit for a caretaker;
  7. Unenclosed storage; and
  8. Accessory buildings and structures.
